The questions people frequently ask – and the answers

Contractual & Legal

We first of all need your application complete with all the relevant documents; you can download it from our website at www.behome-dortmund.de. Please complete it and return it to us signed, preferably by email to dortmund@hildebrandtimmobilien.com. On receipt, we check room availability and if something fits the bill send you the rental contract. You then countersign it and return it to us by post.

As soon as we’ve received the application with all the relevant documents we will need one working day to send you the rental contract by email.

The deposit is three months’ base rent.

After the owner has countersigned your rental contract you will receive your copy of the contract with all the account details for the corresponding deposit account. NB: The house keys will not be released to you until the deposit has been paid.

We prepare an inspection report when you vacate the apartment and send it to the building managers/landlord. After examining the inspection report the building managers and/or your landlord will send you the deposit within the statuory deadline by direct debit subject to possible deductions.

You must be a tenant for at least six months. The period of notice for terminating a tenancy is three months.

For notice to be valid it must be given in writing and be duly signed by all the tenants mentioned in the rental contract. Notice given by email will not be accepted. Notice must be sent by post to the building managers and/or the landlord.

Please contact the building managers and/or your landlord directly as regards all issues relating to defects, damage, loss of a key, etc.

The rooms are completed furnished as follows:

SMALL-Apartment (from about 20 m², for 1 person):
Corridor: Dressing mirror panel, wardrobe
Room: Dining table, 1 chair, desk and chair, suspended shelf, 100/200 box-type bed with slatted frame and mattress incl. pull-out drawer, shelf
Kitchen: Unit washbasin, fridge with freezer section, 2-zone ceramic hob, microwave with hot air function, flat extractor hood, waste bin
Lighting: Ceiling lights and in the bathroom an additional mirror light

MEDIUM-Apartment (from about 27.5 m², for max. 2 persons):
Corridor: Dressing mirror panel
Room: Wardrobe, high dining table with 2 stools, desk and chair, suspended shelf, armchair, 140/200 boxspring bed incl. mattress and bedside table, shelf as room divider
Kitchen: Unit washbasin, fridge with freezer section, 2-zone ceramic hob, microwave with hot air function, flat extractor hood, dishwasher (45 cm), waste bin
Lighting: Ceiling lights and in the bathroom an additional mirror light

LARGE-Apartment (from about 32 m², for max. 2 persons):
Corridor: Dressing mirror panel
Room: Wardrobe, high dining table with 2 stools, desk and chair, suspended shelf, two-seat sofa with coffee table, TV board, 160/200 boxspring bed incl. mattress and bedside table
Kitchen: Unit washbasin, fridge with freezer section, 2-zone ceramic hob, microwave with hot air function, flat extractor hood, dishwasher (45 cm), waste bin

The facility manager keeps all common areas clean, such as the stairwell, and is also responsible for maintenance of the building and facilities.

Yes. There are underground parking spaces for cars. We will gladly inform you of current availability and the respective prices.

Yes, there’s a roof terrace. You can reach it by the staircase in Haus Rheinlanddamm 211.

Yes. There’s a laundry lounge with several washing machines and dryers run by external service provider “WeWash”. Payment is effected by a dedicated app from “WeWash”.

The building managers are in charge of labelling letter boxes.

Yes, the user contract with Dokom21 includes Highspeed Internet as well as TV (about 200 digital TV channels) and 40 for-free HD channels. Each apartment has a CPE with an WLAN module. The data transmission rate is up to 50 MBit/s for downloading and 10 MBit/s for uploading.
